Guntur: The State Government is taking action against the illegal ventures raised between Vijayawada and Guntur in the capital region by removing the plot markings after the realtors already sold hundreds of plots. The realtors had converted virtually overnight the lush green fields into plots after some State Ministers declared that the capital would be built between the two cities. Even the Chief Secretary had gone round the Nagarjuna University campus examining its suitability.
Confusion had prevailed after some Ministers initially talked about the capital being located in Mangalagiri and later changed the location to Amaravathi. Finally they opted for Thulluru. The realtors took advantage of the Ministers’ announcements and converted the lush green farm land into commercial ventures and made huge profits. Gullible people fell for their high marketing build-up, hoping to secure a piece of plot in the State capital region.
People belonging to the middle classes invested their hard-earned money in the illegal plots. Even residents of other States and countries also purchased the plots. In a case of absolute indifference, the Revenue department did not bother to take note of the illegal ventures, as almost half of them were raised by the Telugu Desam leaders. These realtors had made a cool profit, selling the plots at virtually double the market rate.
In an interesting development, the land value in villages in the capital region has come down from Rs.1.5 crore per acre to Rs.1 crore. Simultaneously, the land value in adjoining villages has steeply gone up, touching Rs.2 crore, making it virtually beyond the reach of people. It appears that Dr Narayana has prepared a master plan to boost the process of land-pooling.
He has attempted to please farmers of Tadikonda, Amaravathi and Thulluru by launching a special drive against the illegal ventures in these mandals by taking along CRDA officials. He has declared that the government had identified 87 illegal ventures—36 in Amaravathi, 37 in Dharmakota, eight in Vaikunthapuram and seven at Tadikonda Crossroads.
The Minister got the boundary stones of some ventures removed, with a warning that cases would be launched against those who launched the illegal ventures. With this development, people, who purchased these plots, are angry with the government, questioning as to why it failed to take action against the realtors who launched illegal ventures.
They want action against the officials for encouraging such realtors. They are demanding that the government itself should refund the amounts paid by them for purchasing the illegal plots.
