The Rs 4,000 incentive per acre offered by the government attracted many investors to buy lands in many villages ever since the Rythu Bandhu scheme was launched by Chief Minister K Chandrasekhar Rao on May 10.

The factors that helped the land prices appreciate are the guarantee from the government of financial support during each agriculture season and gradually improving irrigation facilities.

The officials of the state Stamps and Registration Department said that the purchasers and sellers of the agricultural lands were visiting their offices and enquiring about the market value of the farmlands in the local areas.

The number of inquiries about the land value was increasing after the launch of the scheme. Officials said that it was a new phenomenon in the recent days. The buyers were purchasing farmlands at more than the government market value in dry land areas and more than the open market value in the irrigation potential zones.

In a new trend, the prices of lands increased by a minimum of 10 to 15 per cent in both categories. The spike in prices post launch of the scheme was seen in many districts with irrigational facilities in erstwhile Khammam, Nalgonda, Nizamabad, Karimnagar and Warangal districts.

The Rs 8,000 annual incentive per acre plus the profit from the regular farming activity has provided life security for even small and marginal farmers who owned up to five acres of land.

State Inspector General (Registrations) of the Nizamabad-Medak region G Madhusudhan Reddy said the market value of the agricultural lands varies from place to place. It is mandatory that buyer should not purchase land below the market value fixed by the government. The fresh trend gave an ample indication that land prices will increase substantially in the coming days.

Taking advantage of the increased demand for agricultural lands from buyers, farmers increased their land prices. S Mattaiah from Nadigudem mandal in Suryapet district said that he is much happy that the government is providing Rs 16,000 incentive for his 4 acres of land.

The incentive not only helped him to overcome the financial crisis but also increased his land value in the market. He is demanding Rs 6 lakh per acre from the buyers. Before the launch of the Rythu Bandhu scheme, the price was not more than Rs 5 lakh.
