Demand for farmlands in Moinabad up despite real estate slowdown

Rangareddy: A wide range of modern agricultural tools and machinery coupled with innovative cultivation methods and soaring demand for exotic fruits and vegetables have fuelled a rush to acquire farmland in Moinabad mandal, located on the immediate outskirts of Hyderabad. Additionally, the flagship Rythu Bandhu scheme of the Telangana state government acts as an added financial incentive for owning agricultural property near the capital city. Although growing economic recession has severely impacted the real estate sector across Rangareddy district in recent years, pushing farmland prices in several neighbouring mandals to saturation point, Moinabad continues to witness strong buyer interest.

With market prices of everyday vegetables consistently escalating, city residents and urban farming enthusiasts are increasingly inclined to purchase at least an acre of agricultural land to generate an alternative source of sustainable income. Despite the entire Moinabad mandal falling under the environmental restrictions of GO 111, official land registrations have recorded a steady upward trend over recent years. Consequently, officials at the local Tahsildar office execute between 20 and 40 agricultural property transactions on a daily basis.

According to Tahsildar K Gautam Kumar, the registration process for agricultural properties across Moinabad mandal has continued uninterrupted and is progressing normally. He highlighted that registration volumes have increased significantly over the past three years across the mandal, which comprises 33 settlements, including 29 revenue villages and four hamlets. Gautam Kumar stated that at least 20 to 30 agricultural land registrations take place daily across various villages, with figures rising to 40 transactions on days considered auspicious for property purchases. He clarified that the MRO office remains authorized to register agricultural lands measured in guntas, maintaining that long-established transaction patterns are being consistently followed without introducing any new procedural methods in the mandal.
