Hyderabad: The much-talked about double bedroom project of the state government under Greater Hyderabad Municipal Corporation limits is likely to be further delayed because of the reluctance on the part of builders to take up the task. The tenders floated by the GHMC failed to elicit response from despite the government increasing the cost of construction from Rs 900 per sft to Rs 1,400 per sft.

The GHMC officials claim the civic body has been negotiating with private builders to take forward the project, but the contractors have not been accepting the proposal. They also have been demanding that mobilisation advance be given as precondition to take up the task.

Sources added that the engineering wing is also partly responsible for delay in the project. Besides this, officials said the government has signed a memorandum of understanding (MoU) with cement manufacturing companies for the supply cement at rate of Rs 230 a bag for the project.

The GHMC official said the government would also provide free sand from Mullavaggu near Vemulawada in Sircilla district and it has fixed the per ton steel price at Rs 30,000 per ton. The infrastructure cost has been fixed at Rs 75,000 per each dwelling unit. Highly placed sources in the GHMC said the engineering wing officials citing various reasons have been deliberately delaying the project.

Sources said the housing project would not be taken up until the government relaxes the housing norms and provide price escalation and mobility advance. The government in view of the past experience has decided not to give mobilisation advance as it could lead to undue benefit to the engineering staff.

Sources also said that when a builder or contractor can construct a deluxe G+ 3 house cat Rs 1,100 per sft why they cannot take up the 2BHK project. Sources said the engineering staff has been deliberately putting a spoke in the wheel and have been advising the contractors to demand Rs 1800 per sft.

When queried about it, a senior engineering wing official told The Hans India that the GHMC has already finalised the tender at 15 locations to construct 9,668 houses at the cost of Rs 821.39 crore. Of them, the civic body concluded the project agreement at 5 location (Jangammet-288 houses, Syed Sab Ka Bada-48 houses, Bandamaisamma-540 houses,Yerukala Nancharamma Basti-432 houses, Singam Cheruvu Thanda-176 houses) where 1,484 houses will be constructed at Rs 120.12 crore.

Besides this, the official also said that the GHMC has decided to handover 2BHK project to builders with the active participation of local MLAs and MPs at four locations where 6,528 houses would be constructed in areas including Ahmedguda, Chitramma Basti, Kidki Boodh Alisha, SHTO land Ameerpet, Gandhi Nagar and Ambedkar Nagar.
