The massive construction activity is expected to help turn the area into a commercial and residential hub in the near future.
Since Tullur is very near to Mangalagiri, which is on Vijayawada-Guntur national highway, investors are pumping thousands of crores of rupees for construction of mega structures along the highway. Some big corporate groups have already started construction works and bookings for flats are already going on. Since the mega apartment flats are constructed with all amenities, the price of each flat is ranging from Rs 60 lakh to Rs 1 crore depending on the area and amenities provided.
Stretch between Vijayawada-Guntur will become one of the mega urban centres in the state in the next ten years.Many buyers are planning to own their house in these ventures near Mangalagiri as it is centrally located among three cities Vijayawada, Guntur and emerging capital Amaravati. A city-based venture is constructing eight mega towers each with 30 floors.
The builders have planned both commercial complexes and individual flats for residential purpose and apartments with each tower having 30 floors. A marketing executive said the ventures coming up near Acharya Nagarjuna University will provide housing facility to 5000 families. The ventures showcase swimming pool, convention centres, recreation facilities and commercial shops.
Another mammoth venture promoted by a leading realtor from the city is located between Vijayawada and Mangalagiri with 485 flats with G+26 floors under construction. The tallest buildings will have the roof-top helipad facility. The builders are constructing a commercial complex with convention centre, hotels, restaurants, recreation facilities, which is the first Integrated Township with gated community.
The promoters claim that the demonetization impact was hardly felt on their ventures. Another promoter is getting ready with a venture with 600 flats along the National Highway. Besides, other big corporate groups are also planning for construction of apartments and commercial complexes.
Confederation of Real Estate Developers Association of India Andhra Pradesh president A Siva Reddy has felt the sale of apartment flats will pick up after March as the impact of demonetisation may end in another three months. He said people think that investing on apartment will be useful because they can get attractive returns in the form of house rents.
On the other hand, construction of G+10 floor buildings in Vijayawada city is also picking up since the bifurcation of the state. Construction of 14-floor mega building gathered pace on Pinnamaneni Polyclinic Road and another 14-floor residential apartment is nearing completion in Bhavanipuram.
In Vijayawada city, builders are spending hundreds of crores of rupees for construction of apartment flats as most people prefer to buy apartment flats because flats available at lower prices compared to individual houses. Buying individual house is not an easy task for the middle class and upper middle class families as the land cost became out of reach with prices hovering between Rs 40,000 and Rs 1 lakh per square yard.
