Hyderabad: Kukatpally, a major residential and commercial hub, is the largest satellitetown-ship located on the northwest fringe of Hyderabad. It was earlier a major municipality, merged into Greater Hyderabad Municipal Corporation (GHMC).

Considered to be the premier location for real estate growth in the capital city, Kukatpally will add few more premium projects providing all kinds of life-styles comforts expected to be completed by 2015. These projects include Lotus homes 2, Jacinta Gardens, Lodha Meridian.

The area is well developed with multiplexes, malls, supermarkets and branded showrooms etc to cater to the high net-worth community. It is one of the reasons for its popularity to have high value properties, though it is little away from the main city.

For the first time, a city road (Erragadda-JNTU, Kukatpally stretch) is being widened to 200 feet (60 metres) by the HMR and GHMC making it the widest road in city. The proposed new road will connect and extend proximity to the Information Technology hub of the state - Hitech city. Thus the locality has made a functional and dream home for future citizens.

The Andhra Pradesh State Road Transport Corporation (APSRTC) will build five new bus terminals at a cost of Rs 5.5 crore each in the city. With each terminal being planned to have a 50,000-sqft built-up area.

According to APSRTC officials, the new terminals would come up at Mehdipatnam, Patancheru, Kukatpally, ECIL crossroads and Farooqnagar. If one wants to travel by the MMTS the nearby Railway stations to Kukatpally are: Sanathnagar Railway Station - 4 km; Hafizpet Railway Station -6 km; Begumpet Railway Station 7 km; Khairatabad Railway Station 10 km Kukatpally is a minor shopping hub in the IT corridor, with shopping malls such as CMR, RS Brothers, Chandana Brothers and Chennai Shopping Mall and many hospitals.

The locality is just few kilometres away from the cyber hub at Madhapur, where several IT companies and cosmetic and plastic surgery centers have sprung up. The wide roads of NH-9 cut through Kukatpally, which makes travel even easier to Patancheru, Miyapur, Bowenpally and may eventually transform premier residential location.

Besides, the locality also has premier educational institutions such as JNTU, Narayana, Sri Chaitanya Junior Colleges, Daffodils High School.A In the past decade, Kukatpally realty sector took a big leap as people from all over had moved into the area as it was peaceful and filled with greenery all over, even though it is one of the busiest places in Hyderabad and it still has some regions which are peaceful and less polluted like Vasanth Nagar, IDPL colony, Janapriyanagar etc.

For instance, Usha Mullapudi Cardiac Center is just 6 km away from any colony in Kukatpally area and there are other hospitals also which have come up in the recent years including Apollo Hospitals centre.

With the real estate growing rapidly in this area, the land rates are directly proportional to the development in and around the region. Even though the land rates have gone high in the past years people, still consider it as a reasonable cost to buy a plot or house in such a service rich area. Presently the property rates in Kukatpally are ranging from Rs 1,250 to Rs 3,200 per sqft. This would make a good investment for new buyers.
