Builders no to 1-BHK flats, cite no demand
Builders in Hyderabad no longer construct single-bedroom apartments. Not so long ago, every apartment had a few single-bedroom apartments but in the last few years, builders have altogether stopped building 1-BHK, citing less demand and time taken to sell them is longer.

Colonies, gated communities, independent villas and flats in highly developed areas are on high demand this year in Hyderabad. Demand for 1-BHK in Hyderabad is down where as developers focusing on buyers who are investing for big flats.
Speaking to The Hans India here on Wednesday, Ramesh Deshmukh, Director of Nath Constructions said "In this fast growing culture, every one prefers to have their separate room including a 10-year old child. Hence, 1-BHK flats don't sell the way they used to earlier. Very few count of people come for 1BHKs as duplex is in trend now, affordable 3BHK or 2BHK are being sold like hot cakes."
"I remember one project constructed with 1-BHK and 2-BHK flats in the year 2014-15, in which the bigger flats were sold really quickly while all the smaller ones remained unsold. Eventually, I had to convert the 1-BHK flats into 2-BHK ones to get buyers to purchase them," said Malla Reddy, Director, Raghavendra Constructions.
Malla Reddy said builders have stopped constructing 1-BHK flats in the Hyderabad and Bangalore cities, Tamil Nadu residents often prefer 1-BHK. "Specifically talking about Hyderabad, Hyderabadis love to stay in luxury and prefers fully-furnished flats mostly in outskirts." he added.
"Hyderabadis go for standard rather than adjustments, buyers are not ready to compromise and want premium products hence we have stopped constructing smaller flats in Hyderabad," says builder K Jagadish of JP Group Buildings and Constructions .
Gachibowli, Madhapur, Kondapur, KPHB, Kompally, Nizampet, Medipally and other developing areas on the outskirts are premium places in the Hyderabad. It is very difficult to find 1BHK in these areas as builders stopped constructing due to low demand for the single bedroom flat.
Suman, proprietor of Sree Lakshmi Constructions and Developers talking on single-bedroom flat constructions in Hyderabad said, "No demand of sale on single bedrooms in Hyderabad, including the Telangana government for need is prioritizing to give 2BHK over 1BHK. Culture of single bedroom has vanished, until unless if he is a landlord with small scale land is not giving preference to buy a single bedroom flat."
