In spite of getting no approvals for the new real estate ventures from authorities, realtors are cashing in on political leaders’ statements of an impending property boom.

Hundreds of acres of farm and dry lands are being transformed into housing ventures.

For their part, the buyers too are least bothered about the permits from the civic body, and rushing in to purchase ‘profitable’ plots. The middle men are raking in moolah with the present speculative boom.

They are convincing prospective buyers that prestigious government institutions will be established close to their housing ventures.

The Visakhapatnam Urban Development Authority (VUDA) officials have recently visited layouts in Pradeepnagar, Narayanapuram, Sunkaripeta, Ayyannapeta, and K.L.Puram and declared that there was no permission from them for the layouts.

Even though the authorities have categorically stated that buying plots in such ventures was at their own risk, the trend of sorts is continuing unabated.

One of the key selling points of the realtors has been attracting buyers by convincing them that their venture is only minutes away from Bhogapuram Airport, Vizag Airport, and Vizianagaram town.

However, the officials have found that the layouts are in complete violation of prescribed norms. The zealous realtors have come up with the layouts without laying any roads, leaving no space for drainages, and recreational facilities like parks and community halls.

For instance, the realtors are leaving only 20 feet for roads while the VUDA norms prescribe that it should be minimum of 33 feet in the layouts. When asked about the trend a customer K Prakash said: “I have purchased a unapproved plot at Rs.2000 per yard in Mudidam village, which is just two kilometers away from Vizianagaram in 2013 and now the cost of the plot has gone up to Rs 6000 per sq yard.

Now, people are not thinking whether or not a plot is approved. They purchasing and waiting for good time to sell it for a higher price.”

Meanwhile, an agent of a real estate firm, on condition of anonymity, told how lucrative his business has been in the recent past. “I am selling three to four plots every month. On each plot I am earning around Rs 40,000 as my commission.

I see there is nothing wrong as even the public are interested in investing on the land.” Commenting on the same district panchayat officer D Satyanaranaya said: “We have noticed that illegal lay outs have come up in 2000 acres in the district. We will certainly slap cases on erring realtors.”
