In its bid to curb the menace of multiple registrations and other such fraudulent methods which have been affecting the realty business, the government has now decided to make it mandatory that both the seller (vendor) and the buyer (vendee) should have Aadhaar cards. This would be applicable for registration of agricultural land, housing plots and flats.
Both vendor and vendee should submit Aadhaar details for registration
Hyderabad: In its bid to curb the menace of multiple registrations and other such fraudulent methods which have been affecting the realty business, the government has now decided to make it mandatory that both the seller (vendor) and the buyer (vendee) should have Aadhaar cards. This would be applicable for registration of agricultural land, housing plots and flats.
Telangana Stamps and Registration DIG G Madhusudhan Reddy told The Hans India that this rule would help in curbing irregularities like multiple registrations of single property. Multiple registrations would lead to piling of property related cases in courts which would adversely affect the realty business in the state, particularly in Hyderabad and Ranga Reddy districts. Introduction of Aadhaar cards would reduce such irregularities.
He said property related transactions account for more than 70 percent of the total registrations in the state. Buyers would not go for purchase of the property if there are multiple registrations on the same property. This was resulting in the loss of revenue to the exchequer during the last two years.According to Reddy, the prospective buyers and sellers should possess Aadhaar number before registration of the property.
NRIs, who wish to buy flats or housing plots, have to give a declaration and submit details of their Passport. He further said that Aadhaar linked property registration system would be introduced from next month on a pilot basis in one of the sub registrar offices in Greater Hyderabad. Then it would be extended to all districts in two months. Under the new system, the local authority would find the ownership status of the property which is sold during registration through online and all the documents would be linked with the unique Aadhaar number.
All the offices of sub registrars would be linked to Aadhaar servers so that they can get necessary information at the time of registrations, Reddy added. Once this system is introduced, there will be no need for taking along two witnesses to sign on the sale deeds during the registration. At present it is mandatory that two witnesses have to sign the title deeds before the property is registered.
