VUDA identifies 276 unapproved layouts

Srikakulam: Owners of real estate ventures are cheating people by selling plots in unapproved layouts by cashing demand from the public in all 11 mandals across the district. Basing on a series of complaints, the Visakhapatnam Urban Development Authority (VUDA) officials inspected all real estate ventures in all 11 mandals across the district and identified 276 unapproved layouts where VUDA norms have not been followed.

The VUDA officials inspected layouts in Ranastalam, Laveru, Etcherla, G Sigadam, Ponduru, Rajam, Srikakulam, Amudalavalsa, Gara, Polaki and Narasannapeta mandals. Realtors must follow VUDA rules to get its approval for layouts. In each layout, 30 per cent out of total extent of land should be allotted to roads, 10 percent for parks, community buildings and government offices, 60 percent land allotted only for house sites. Width of internal roads in layout must be 40 feet. Out of total extent, 15 percent of the land must be mortgaged to VUDA for security purpose and the land will be handed over to the layout owner after fulfilling conditions. “We removed roads and boundaries in illegal layouts and issued notices to the realtors.

Purchasers should cautious over the latest developments,” said VUDA assistant planning officer (APO) V Narasayamma. “We are requesting realtors to apply for permissions and we will grant approvals after verifying plots at field-level, which is healthy for them,” suggested VUDA vice-chairman T Baburao Naidu.
