TS reduces minimum area for layout development. The Telangana State government on Friday issued orders reducing the minimum area for layout development to one acre.

Hyderabad: The Telangana State government on Friday issued orders reducing the minimum area for layout development to one acre. The minimum area for layout development was 4 hectares (10 acres) in the past as per the G.O.Ms.No.33, issued by the Municipal Administration and Urban Development (MA&UD) Department, dated 24.01.2013.

Meanwhile, the Metropolitan Commissioner, HMDA, reported that one of the main reasons for development of unauthorised layouts was mainly due to stipulation that layout development should be carried out on 10 acre plot. Further, the Metropolitan Commissioner stated that it was necessary to relax the regulations to encourage people to come forward for planned development.

The State government had agreed to the proposal of the HMDA and accordingly specified that the “minimum area for layout development shall be 1 acre.” However, the layout owners / developers are required to pay differential development charges of 1.75 times of the prevailing development charges in respect of layouts between 1 acre to below 5 acres and 1.5 times of the prevailing development charges in respect of layouts between 5 acres and below 10 acres.for layout development
